In Maharashtra any leave-and-license agreement of 12 months or more must be registered. Standard Pune deposit is 2–6 months' rent (higher in premium pockets). Brokerage is typically one month's rent.
How rental pricing works
Rents are quoted per month. Premium furnished pockets (Koregaon Park, Kalyani Nagar) command 30–60% premium over base. Bachelor-friendly is corridor-specific — Hinjewadi and Wakad are open, parts of Kothrud and central Pune restrict.
Registration
Stamp duty 0.25% of (total rent over term + deposit). Registration fee ₹1,000 (Pune municipal area). Register at the sub-registrar office or via authorised e-stamp portals.
What to negotiate
Lock-in period (3–11 months is common; tenant lock-in protects landlord), notice period (2 months standard), maintenance share, painting clause, deposit refund timeline, brokerage split, utility transfer.
