Brokerage fees in Pune
There is no fixed brokerage rate in law. The fee is agreed between you and the broker. What you can insist on is that the amount, who pays it and when it is due are written down before any visit or deal.
Common practice in Pune
- Buying or selling a resale flat: brokers usually quote a percentage of the deal value, often charged to both buyer and seller.
- Renting: brokers usually charge a fixed amount linked to the monthly rent, often to both owner and tenant.
- New projects: developers often pay the broker, so the buyer may pay nothing. Ask.
Rates vary by broker, deal size and how much work is involved. Compare two or three brokers and negotiate.
GST on brokerage
Brokerage is a service, and a GST-registered broker adds 18% GST to the fee. Ask whether the quote includes GST.
Check the broker on MahaRERA
Under the RERA Act, 2016, real estate agents who deal in registered projects must register with the state authority. In Maharashtra, search the agent's name or registration number on MahaRERA and match it with the number on their visiting card or website.
Before you pay brokerage
- Get the fee, GST and payment stage in writing or on WhatsApp.
- Pay only once the agreed stage is reached, usually agreement or registration for a sale and the signed leave and licence agreement for a rental.
- Ask for a receipt or invoice.
